This is a huge mistake! In order to reduce the amount of any possible deficiency judgement from your lender, and more importantly, to increase the liklihood that your short sale will be approved, it's very important to have the home present itself in the best light possible.

Want to know how to get more money for your distressed property? Make a good impression! There is a laundry list of items that might devalue it. Many Tampa Bay Area house-hunters are already stretching their budgets to buy, are scared about the econmic news and are very concerned about 'getting a good deal'. Becuase of this, making the house as move-in ready and attractive as possible is a MUST. This is especially true if your home is in an area with many short sales and foreclosures.

Understandably, you probably don't have the funds to repair any major items, though a little elbow grease and even a few dollars can go a long way towards ensuring a successful short sale with little or no deficiency.

Some are things you can fix and some you cannot.

What you can fix-- and should:

Clutter and overly personal décor. Your 100-strong Hummel collection means something to you but will turn off most buyers. So will lime green wall paint.

Small broken items. Who wants to cook in a kitchen where one of the cabinet hinges is broken or an electrical outlet doesn't work? If you don't know how to repair these items yourself, ask friends and family for help. Your short sale agent should be able to refer you to an affordable handyman or contractor, if needed.

Dirty or peeling paint. If the paint is peeling or the walls are scuffed up, potential buyers will wonder what other problems the house has. A little touch up paint goes a long way.

Mold and Mildew. Besides being a danger to human health, even the smallest amounts of mold can kill a home sale. Yes, even a bit of mold in a shower will deter buyers or make them run for the hills after an inspection. A bottle of Clorox does wonders!! (Obviously serious mold issues require remediation by an expert - your short sale Realtor should help you determine this if you're unsure).

Strong odors such as smoke or pet urine. There are products designed to eliminate smells and stains from floors and walls. If new flooring isn't in the budget, it's actually better to remove urine soaked carpet and have no carpet at all.

A small garage. No, you cannot make it bigger, but if you can make it look as clean and spare as possible – if people can envision a car inside of it – do it!

Here is what you cannot fix -- and what you can do to offset it:

No garage, unless you are living in a condo. If you have a carport, make sure it is sturdy, well-kept and nicely landscaped.

A strange floor plan, such as having to walk through a bedroom or bathroom to get to another well-used room. Get decorating advice on how to make the oddball room appear more multipurpose (for example, make a bedroom that adjoins another one look like it could also be a study by adding a desk and a futon).

An odd-numbered house. An even-numbered house will sell for about 10 percent more. It is psychology! Make the exterior extra attractive to offset.

Getting the most for Tampa Bay Short Sale is the name of the game, and it can be done with just a bit of work and little to no financial investment. For professional advice on selling your Tampa Bay short sale for top dollar, contact us today.

Julia and Matt Fishel, CDPE, CIAS

Suncoast Partners at RE/MAX ELITE Realty

(727)366-0324 Julia

(727)366-0325 Matt

Your Tampa Bay Short Sale Realtors, Saving the World One Homeowner at a Time!
Tue, 28 Jun 2011 10:45:04 GMThttp://www.shortsalespinellas.com/1750692/2011/06/28/Tampa-Short-Sale-Specialists-on-Making-your-Home-Show-Ready-will-Limit-Your-Liability.aspxPalm Harbor Short Sale Realtors on Top 8 Warning Signs to Spot Foreclosure Scamshttp://www.shortsalespinellas.com/1687005/2011/05/18/Palm-Harbor-Short-Sale-Realtors-on-Top-8-Warning-Signs-to-Spot-Foreclosure-ScamsRescue-Scams.aspx

As Palm Harbor Short Sale Realtors serving Pinellas County, we encounter people who have been lured unknowingly into mortgage foreclosure scams. With today's uncertain economy and the flood of media from too many sources, it's understandable. Many honest and hardworking people have found themselves saddled with mortgages they can no longer afford.

Owners of distressed properties can easily fall for a pitch promising mortgage reduction, mortgage modification and debt relief. But as the old adage says, “If it seems too good to be true, it usually is.”

Some of it is misinformation and some of it just plain untrue. Do some homework. Arm yourself with information. mortgage payments to anyone other than your lender.

It costs you money. Unless it's an attorney providing foreclosure defense for a fee - it's illegal.

A suggestion that you transfer your property's title to another person program that offers to buy your property and lease it back to you.

Phone calls from anyone saying they represent a government program.

Offers to complete paperwork for you.

Companies that pressure you to sign paperwork you do not understand.

A company that's not located in Tampa Bay.

Have you been contacted by a company and are unsure if the offer is legitimate? You may want to report them to various agencies who will make sure they stop their illegal activities and also contact one of the reputable Tampa Bay foreclosure defense attorneys that offer free legal consultations.

Palm Harbor Short Sale Realtors Serving Tampa Bay Contact Sales Expectedhttp://www.shortsalespinellas.com/1640484/2011/04/21/Increase-In-Mortgage-Applications-MORE-Home-Sales-Expected.aspx
I always like to post upbeat and encouraging articles! Realestateinsidenews.com posted this article this week, and I just had to share!

"More signs of life for housing.

Following today’s surprisingly positive National Association of Realtors report on home sales we have more good news to share…an INCREASE in mortgage applications to purchase (vs refi).

Clearly, more folks applying for a home loan will result in more home sales. A jump in U.S. mortgage application volume last week was fueled by consumer worries about a scheduled increase in insurance premiums from the Federal Housing Administration, the Mortgage Bankers Association said today.

According to data from the MBA through April 15, mortgage applications for purchase rose 10 percent to their highest level since December on a week-over-week basis, while refinance applications rose by 2.7 percent from the week prior. Government purchase applications, in particular, saw the largest spike, rising 17.6 percent last week. Meanwhile, interest rates fell, with the 30-year mortgage averaging 4.83 percent, down from 4.98 percent one week earlier, and the 15-year mortgage down to 4.07 percent from 4.17 percent one week earlier."

You can find more up-to-date real estate info by visiting Pinellas Peach Blog, <a If you have a Pinellas short sale you shouldn't be directly affected - though if your loan is with the three servicers mentioned below, it looks like you may have more time before the Pinellas County Sherrif shows up and orders you to leave. Though make no mistake about it, every month you stay in a home and not making payments, the harder the hit to your credit and the larger your possible future definciency will be.

You may have heard about the "Robo-Signing" debacle and are wondering what it means for those facing foreclosure in Tampa Bay. Thus far, GMAC Mortgage, JP Morgan Chase and most recently, Bank of America, have suspended foreclosures in 23 states where foreclosures are handled by the courts - and that includes Florida.

In a nutshell, many servicers were allegedly approving foreclosure affidavits without reviewing or signing the documents with a notary present, or allegedly had underlings approving files after only 30 second reviews - hence the term "robo-signing".

The office of the Comptroller of the Currency has told the seven largest mortgage servicers (including those above), Citigroup, HSBC Financial Corp, PNC Bank and US Bank (plus the 3 listed above) to review all of their case files. Thus far Wells Fargo stands as the Lone Ranger of the 'biggies' holding to its claim that they handled their files properly.

Trust us, don't make the mistake of interpreting this robo-signing mess as a signal to sit back and do nothing. We've seen time and time again that those that avoid the reality of what's happening get sadly burned in the end - and it's tragic!

If you've lost a job, taken a pay cut or are experiencing other hardships in this economy - trust us, we understand. Given that 40% of the Homes for Sale in Pinellas County are in financial distress and there are 34,000 active foreclosure cases with the Pinellas County courthouse - this is a hot topic worthy of disucssion.

A Strategic Default in when a homeowner owes more on their mortgage than the house is worth, CAN afford to make the payments currently and for the foreseeable future, and strategically decides to walk away. See Christine Springer's u-tube video "3 Easy Steps to Plan For Strategic Default" here. Some say that homeowners purposefully defaulting is like putting a gun to the head of anyone that's paying their mortgage or just got a new one.

While I'm not a fan of t-ing people off, here goes .... Personally, I think we all know the difference between right and wrong and if you're sitting on a big fat pile of cash just pay your mortgage, quit whining about what you lost, and go earn some more money, will you?

That being said, if you aren't sitting on a pile of cash, are struggling to make your payments and don't know which way to turn, the best place to start is by talking to an experienced attorney and experienced and professional Pinellas Realtors that specialize in foreclosure prevention. There should be zero shame about being in this situation. It's complicated and you aren't alone.

Start talking to experts!

Contact us here or give a call at 727-366-0324 Julia or 727-366-0325 to get started. Oh - phaa-leeese. (for some lenders it won't be - yet we have no info as to which lenders those are)

The lender is going to set the price for the short sale. OK, this makes we want to spit my coffee accross the room as I laugh. If they don't want have the resources to process the short sale, they they just overprice them, and then the agents won't get offers, and they just fester. I hate to be dire in my thinking, yet this could, conceptually, shut down the short sale process for some homeowners.

Did I mention it's voluntary?!

Call us at 727-366-0324 with questions. It's a zoo out there, yet there are plenty of ways to skin a cat :)

Sun, 07 Feb 2010 17:40:10 GMThttp://www.shortsalespinellas.com/888915/2010/02/07/New-Short-Sale-Guidelines-on-April-5-2010-Will-They-Really-Bring-About-Change.aspxPinellas Short Sales: Bank Approval Rates are Increasinghttp://www.shortsalespinellas.com/836718/2009/12/27/Pinellas-Short-Sales-Bank-Approval-Rates-are-Increasing.aspx
Pinellas Short Sales aren't easy to get approved, yet so far we've obtained approval on every one we've attempted. Knock on wood! We aren't aware of any other Tampa Bay Realtors that can tout that record, yet I'm sure they are out there.

What's really encouraging is that banks are approving more short sale losses as foreclosures soar as John Gittelsohn and Margaret Colllins from Bloomberg News recently pointed out in this Short Sale article. 40,000 short sales were closed during the 1st half of 2009 which was a 6-fold increase over the 1st half of 2008.

The most amazing tidbit we gleaned from their study was that for every one short sale approved there were 25 foreclosures started or completed! Oh my!

Lenders net 10-15% more with a short sale. And there's no good reason a lender wouldn't approve yours - provided you can demonstrate a hardship - which is more often than not easy to do.

It's not necessary to be a statistic when there are so many options available. Perhaps a Tampa Short sale isn't even necessary for you - maybe you just need to quickly reduce your price as outlined here in Tarzan and Jane's Story in our Pinellas Real Estate Blog @ The Pinellas Peach.

The first step with any challenge is to talk with experienced professionals like us to determine what all of your options are.

Feel free to explore our site and call us now at (727)366-0324 to chat.
Sun, 27 Dec 2009 15:13:54 GMThttp://www.shortsalespinellas.com/836718/2009/12/27/Pinellas-Short-Sales-Bank-Approval-Rates-are-Increasing.aspxGovernment Program Surveyshttp://www.shortsalespinellas.com/government-program-surveys.aspx
Government Program Surveys

Are You Eligible?

The government programs currently available to homeowners can be valuable resources, but only if you know which ones are right for your situation.

That’s why we’ve created this free resource that lets you find out which programs you’re eligible for.
